My first inherited tenants were professionals used to occasionally bring in prostitutes,  the second tenant who moved in after lot of bargaining was nosey and  a bootlicker of my other tenants formed silos with other tenants it started impacting my business,  my next tenant was a friend,  bad choice!

You need to give her notice of lease violation for High Traffic.. associated with just what you think,, drugs, prostitution. and unauthorized  people.Put tow notice up in your parking lots No unauthorized vehicles, give each tenant a contact slip to fill out with details about their cars,, you can issue parking pass but basically you want them to know.. your watching inside and out and if car is there it's gonna get yanked if it's not on your list. and you can ask for proof of ownership so that one tenant doesn't list 10 cars.
