If you can get your mortgage covered or mostly covered on your first purchase while living in the property, then you will have a good start to allow you to save more money per month and propel you to your next purchase.  

They also apply huge cut to the VA funding fee (only .5% vs the normal 1.6%).If your a veteran in California Bay Area, Sacramento, or So Cal you should be leveraging the VA benefit to propel your investment strategy.
