Similar to you I was doing well in real estate, had 3 cashflowing properties as well as my primary home and then thought it would be a good idea to flip some early 1900's homes.

So you are saying your primary would be, DSCR?

If you plan to build your own primwry you absolutely want it to be your primary first not investment land first.

I've been on the western slope for over 30 yrs.I built my primary, its; Slab on grade, stucco, concrete roof, painted with E-84n roof soffits and tailings fire caulk (anti-ember) vulcan fire vents, 4 car wide concrete driveway, extra large house numbers, red 3/4" hoses on reals @every corner, completely denuded of vegetation 100ft.

We do have cash available, but with a large amount of equity in our primary residence, we wanted to avoid tapping into that cash to instead take advantage of our equity.

If you don't own a primary residence I'd start there.
