I don't have a lot to offer as far as money or experience goes but I do have time available to do things.

The money spent doesn't make sense vs the increased rent.

The only thing we can think of is he deals with a lot of international trade and money and maybe it’s OFAC we just get a scripted message every time we talk to someone so we got lawyers involved. 

We've never actually had a tenant use it after reading the addendum (which was our goal), and I think it helps prevent problems when they understand the myriad issues involved in its use.

Don't attempt to figure things out on your own or act as a GC or PM when you are using other people's money. 

Higher risk structures can achieve higher IRRs, but can also break even or even lose money.

Are you looking to just put the money to work or looking to be personally involved in getting, rehabbing, and dispo of deals?
