BiggerPockets has great books and podcasts for beginners.

I don't think cash flow is a myth, but it’s not as passive or easy as podcasts make it sound.

Based on the questions you are asking I think you need to spend more time listening to podcasts like Bigger Pockets and Bigger Pockets Rookie.

I am pretty jaded now on how AHP being on a well known RE podcast seemed like it was just 2 friends talking but in fact those podcasters were paid to promote.

They have a podcast, a mentorship program , and a website with (paid) investor reviews in less than a month.
