To overcome this, consider widening your search to surrounding areas, exploring different property types like condos or townhomes, networking extensively with local real estate professionals, and thinking outside the conventional options, such as renovating older houses or adding accessory dwelling units (ADUs) on your family's property.

The market will likely rebound down the road, if it does, losing 30% means you need to do very well with your new investment to overcome the loss.  

Having a mentor may help you overcome obstacles and offer advice and insightful advice.Remember, every successful investor started somewhere.
