MOST things you read online say the VA assumable loan is intended for primary residence and you must occupy the home for certain amount of time.However, according withroam.com which specializes in VA/FHA loan assumptions, you can assume va loans for investment.

Despite if it works and or what anyone says... arbitrage will always  have a special place in my heart since it was what got me started in this RE game. 

Build your network by joining local real estate investor meetups or online communities like BiggerPockets.

Lots of people either rush in to quick or don't ever get in the game.

If you are investing for the long game, I say go for it - we have to be creative in this market to make things pencil.
