In my market there are 2 reasons that keeping is smart.  1) the historical long term appreciation is on going, going back to when records started tracking the appreciation 2) the property tax is near fixed cost.  

Each exit strategy offers numerous advantages on both sides. 

You don't want to give the insurance company any reason not to pay out on a claim. 

But I am looking for a local CPA.I see no compelling reason for that. 10 years ago, most of the local clients of my firm liked to come to our Houston office.

If the work needs updates, that’s where it can add up, but $30K sounds like a reasonable cushion based on what you’re describing.It sounds like a solid deal, especially if the cash flow is good.

In my mind sub to is for short term .. long term rentals is very problematic for many reasons. 

BP has no reason to improve the search feature, which they could fix in a heartbeat.

I wouldn't recommend it for a number of reasons. 

The #1 reason why landlords fail - according to the American Apartment Owners' Assn - is failure to manage to the lease. 

Just trying to find out what other owners have experienced with the company and if they found the contractual obligations to be reasonable or not.
