I have multiple properties and am thinking of just doing non qm loans moving forward.

I've heard horror stories that it's usually impossible due to the "burden placed on the municipality" but could really never understand what that burden was... most people living in those units wouldn't be using the school systems so aside from maybe an increased volume in emergency medical situations I can not understand that statement? 

With good software available so readily I'd say nah, but you have a partnership with non-family.  

Or this is a non issue if insurance coverage is not taxable.Many other thoughts and input.

I would do you due diligence but I have seen others use it to purchase non -owner occupied properties.

As for non-bank loans, I'm familiar with a loan program that provides 100% financing, but it requires a minimum 650 credit score and proof of funds covering 12 months of interest.

Having a non-slip surface around the pool like grippy porous limestone tiles instead of a slippery surface helps a ton IMO. 

The letter also states the total non-rent items currently owed by the tenant, such as accumulated late fees or repair charges.Also very important, the tenant states they have no unresolved issues with their current landlord, except as listed in a space provided, and they have no current plans to cancel their lease under the Service Members Civil Relief Act or for any other reason. 

Also hip replacements for elderly most pass before they get in to get it done.. the wealthy come to the states for medical.
