At this point, does he even try to monetize the business part, of just sell the condo? 

We have 17 acres on Exit 27 of I-85 in Anderson, South Carolina with over 700 feet of interstate frontage.We are trying to find the best way to monetize it or sell it.

At the right price, almost anything can be monetized.  

The rent is $750/mo, let's say taxes and insurance are $150/mo, net cash flow is $600/mo or $7200/year. $34,000/7200 = 4.7 years before you recover your cash; cash on cash return of 21%.

@Cindy SchneiderDepends on the area and tenant base but no matter what CHARGE MORE for a dog… I demand an additional $100-200 deposit and it’s non refundable then I charge an extra $25-50 a monthA dog WILL be an issue no matter what from barking to poop to damage so make sure you monetize this headache

Smart marketers know how to monetize most every lead.

Working hard is applaudable, monetizing is what matters.  

I doubt the smells will get much worse so you may as well monetize what you can and if they don't want to pay it then they decided to be out on their own. 

Because a person who can bring value, having command on (a) how to recognize a deal (b) getting a deal (c) setting up a proficient team of pro's (d) managing such deal (e) recruiting all the resources necessary (f) pivoting through the stages from acquisition, renovation, monetization (g) tenant placement.......
