Well, it looks like Florida won't get off that easy as we reach the last few months of hurricane season.With that being said, I'm wondering if anyone has had any experience closing deals (either selling or buying) during a potential strike - more specifically, has it resulted in any changes to your pricing, inspection periods, or contingencies?

After reading quite a few postings here in biggerpockets, it seems that class C tenants have more drama - the added cashflow is not worth for me to get migraine lol.I was also considering SFH, with class A tenants.

Some folks are more challenging than others when striking up a conversation.

"What is your absolute best price, if we could strike a deal right now?"

Material breach is not an exact science in caselaw, but I recommend you practice a general maintenance 3 strikes you are out policy.  

There are so many people looking for deals in today's market, that it makes no sense you would be striking out.

Once you can strike on your own you can move around.

With the automatic lock, your doors better line up with the strike plate perfect or they won't lock.

With that said, keep striking.
