I know I could have a family member co-sign a mortgage with me but not sure the best way to approach that conversation and what incentives I’d be able to offer to make it worth while for them other then their “familial duties” haha. 

Family members are allowed tax-free gifts and that can come in many forms, just talk with your CPA and you will should be able to structure it without any tax burden.

Hello Ivan,I do not work for BP, but my suggestion is that you follow the Build Your Investing Team link at the top of this page if you have not and follow each step including speaking with the prospective members of the team you want to build and with that I believe you will obtain the answers you need.

For a number of years I've formed transactional partnerships (form an LLC with single or multiple members to buy a building, build condos, townhomes etc).
