I'm in your market (4 Corners) and we've got Thanksgiving & the Christmas/New Years weeks booked but a big gap in between them, whereas we're usually filled up from the beginning of November on.

We don't even let the tenants fill nail holes or touch-up paint, as they usually screw it up, so we let a lot of little things go as normal wear and tear and just have it addressed between tenants.

And they end up talking about credit repairs.But then, things turned VERY FISHY:They asked people their credit score and asked us to fill out a "Strategy Session Checklist" that asked about the full legal name, occupation, annual income, bank account $, 401K, IRA, TSP, Available Credit on Cards, and Credit Score.Instead of actually having a 1-1 personal financial coaching, they got your financial info and "taught" you to apply for a credit card and pay for their $39,500 program.

Prioritize filling units with well-screened tenants and consider hiring a property manager for oversight.

I have clients that have these kinds of arrangements, and while it is easier when an org fills your units, you can lose control of maintenance and cleanliness.

We were able to rent it out for $4,750/month the first year but the tenants moved out at end of lease in October, and we've been trying to fill the property since.

The longest one took 9 weeks to fill and the other two took four weeks. 

There could be opportunity for urban in-fill with tiny homes, and I know several folks researching that possibility.

While not a direct scam, their practices are filled with false promises and misleading information.
