I do have some investment experience and I'm currently managing 1 property, all the numbers are great and there's a good amount of cash flow and long term growth so I'm not a total green horn. 

This is a question for your attorney and accountant on how you will manage the company etc.

I am invested in a small multi family in TX and the management was not able to fill the property and do repairs and the income has dwindled badly.

Duplexes cash flow better, have less risk, AND EASIER TO MANAGE compared to a SFH.  

I manage hundreds of rentals and most of them are caulked every 5 - 10 years.

What percentage of gross revenue does an owner typically keep if they do employ a property manager?

The next one was also a corporate cash buyer and after our second call, the acquisition manager confessed to me that he just got the job and asked me if I could train him on how to evaluate a deal!!!
