Congratulations on such a successful management company. 

I know many people have done it this way,  but two major parts I am concerned about are 1) how do you handle all the paperwork such as W2's, 1099's business records, etc. without meeting in person?

We run into this especially at out parcels in grocery anchored centers, and our users generally can't make a ground lease work for the business case so the next best thing does tend to be the BTS or we often do Reverse BTS deals where the majority of the building design and management etc is done by the tenant. 

Thank you to the Brrrr method and a great team, we've been able to grow quicklyUnfortunate though, we have had a less than pleasant experience with our current property management company. 

Next to impossible without a property management company or a ton of experience in rehabs.

I don't know anything about this company

and there are no major US holidays, so we have to get in 2-4 years in advance to secure our location.

I recently started my own STR management company and I'm thinking about starting a referral partner program for real estate agents.

So far, my experience from interviewing several companies in that town is that most of them completely refuse to manage furnished rental.
