The Housing Wire article chart shows how FHA and VA loan delinquencies are approaching really high historical levels, close to that of the housing crash.We are still at historic lows for conventional loans.

Now you can always rent it out and just keep it on the down low but just be aware of the risk.

You are correct in your assumption that it will impact how low they can go on the down payment, though, b/c commissions will need to be paid out of closing costs. 

.- If doing value add, which market do you think your efforts are going to add more value, the low property cost area or the high property cost area?

I would be interested to see what the seasonality is.Packwood can be tough to get to in the winter.

We feared it was too low, but we were not willing to accept anything more and left it in Gods hands.

The issue is our land value is high, so the structure value is low compared to the overall property cost.
