what type of loan you looking for?

Most DSCR loans allow LLCs to hold title and sign the note.

I am pissed at the company and in search for a decent management company at this point. 

I locked a DSCR loan yesterday at 6.385%, 75% LTV.  

That's the reason there are so many fourplexes and so few fiveplexes or even sixplexes.From what I gather, post offices and utility companies rarely care much about the permitting/zoning issues, so it probably wouldn't have been hard to get those set up.

I encounter this semi often as I broker to buyers and also own a PM company so often have to do the same or similar transition as you are looking for, for my clients. 

Is there some reason that you or the company simply don't discuss what happened and use this as an opportunity to turn a negative post into a positive one for the company?  

Don't hire the first company that presents a lot of sleek Razzle dazzle.

Where do you expect to receive the money to buy out your "partners" in these companies as you drive returns into the ground? 

My biggest question is this: do you think I should continue to rent for now and prioritize tackling loans?
