You have to have a lot more to be above average - indoor heated pool, more video games, other games - i.e. pool table, foosball, etc.., theater room - those kinds of things.  

I have horrible cat allergies and can no longer self manage/clean/prepare the unit when there are cats indoors. 

Also, I found out the person he had do it was not an indoor licensed plumber (did not know there was such a thing).

A person can be comfortable at 80 deg indoor temperature if the humidity is at 50%.

It is distressed, high grass, broken down car out front, utility **** off notice in door, and through front window it looks like a hoarder.

I've done my research on modular homes and now know that they appraise and appreciate just like normal homes because the only difference is they are built indoors to save costs and be quicker.
