A rep from historical zoning  felt the most knowledgeable and thinks short-term rentals are not allowed and that the only thing that is technically allowed is a bed and breakfast where the owner or their agent would have to be on site.

I have sold a few to investors, going to meet with a builder rep this afternoon to lock in some pricing that is more investor friendly.  

It's a hit or miss with some lenders but the best capital sources I work with has an amazing rep and provides us with guidelines/resources to get deals closed.

If you are able to get REPS status, that would help tremendously.

As far as Baltimore, the city has some nice areas that have been mentioned above, but all thing equal im partial to the suburbs, Howard, Anne arundal and Baltimore county in particular. 

A sales rep from that company was saying not to worry about it they won't enforce it and they have seen claims paid out... all well and good but what is in writing is what matters when the lawsuit gets filed.

But if you have a good rep, you should be able to close files in 15 days. 

We're considering this more out of the benefits for my wife being a full-time mom, to become the PM for our properties, and therefore become a full-time REP.
