What are some tips and advice to "break the ice" for someone becoming the new owner in taking over a property with tenants already in place?

The icing on the cake would be divided living quarters between myself and other renters (i.e. in-law suite or second living space within the home). 

And the icing on the cake, I work at a coal-fired power plant and will be out of a job in 4 years due to the shutdown.

But when you start trying to define relationships you walk on thin ice.

I was a football, basketball, soccer, hockey player but never had the grades to be able to play for my schools so i was part of the school drama and later speech and debate team wich let me expirince life and environments completely different from mine while also providing a family feeling i was in search for. 

I guess if the assistant was there to just break the ice and tell the decision maker they will be contacted by you shortly, that is another story. 

I played major junior hockey in the "Q" (for anyone from Quebec or the Maritimes) for four years so started school a little late but am happy to have a full time job starting this month.

The HVAC condensor unit located in the attic of one of my rental properties had a freon leak which caused the unit to ice over and flood the drop ceiling in one of the bedrooms.

I am not a lawyer and this is not legal advice, but I would definitely think those landlords are walking on thin ice with that kind of terminology in their description.

And the icing on the cake is that they hand it off to me with $20,000 in bookings before I even take control!!!
