And this is a biggee wading through the fake lenders or the Joker brokers that tell you what you want to hear  but cant get the deals funded and you lose the deal and a lot of money.3. with actual PML  private people  usually have very limited funds so cant scale with them.. they can have a life event and just stop doing loans all together..

I'm on house number 4 that I've lived in and renovated, so I agree that's a good strategy (I've done it just through life, not actually a purposeful strategy). 

L&I has labeled both of them as “unsafe,” meaning the agency found them to be “dangerous to the life, health, property or safety of the public or the occupants of the structure.”

While they only took up a word or two of this story, they took up months and years of my life for which I earned nothing and lost much, at least in the short-term.

If they're delinquent after only 2 months, they're either facing sudden life changes or you did not properly screen them to begin with.

It really does depend on timing of being put in service, that bonus it qualifies for (if any) and the life cycle of the elements that can be advanced. 

Always be cautious of what you charge on things like paint, flooring etc.. most judges will use life expectancy and divide out a pro rated amount you could charge the tenant for excessive damage and not normal wear and tear 

With house hacking (mentioned in the thread), the more uncomfortable you're willing to live, the better the numbers will be, the more comfortable you need to live, the worse the numbers will be.I've house hacked twice in Reno, NV and it's changed my life.
