I ask questions over the phone ,then have them do a back ground if they look like a winner based on a verbal general info .I will do keep one more ready but not filling out a whole app with personal info .I guess some people harvest money from apps double triple the cost ?

They can add an addendum that at each full moon the landlord must put on a pink tutu and dance in the front yard of the rental for 15 minutes (actually there are times I've wanted to add such to the leases of some of the tenants I've had) but if both parties don't sign this indicating they agree to it it means nothing legally.
