I found all the varying viewpoints very useful, and I also found myself grinning at some of the responses. 

I get that a person may not like hearing that cold dose of reality, I hear it often of those at MNREIA who say "please check out this deal" with giant grins only to turn sour and defensive when I inform them their 189K acquisition with a cap of 4.15% and negative cash flow after properly appropriating funds it's toxic waste and I would rather have a bank bond than that bomb ticking away in my portfolio.

She leans in toward me like to share a secret and says "it's all bull-sh#t" and sits back with a little matter of fact grin and a nod.

Sure some regulators/lawyers/judges may just look and say with a grin "What a crafty individual, sure got us go on with your business".

@Vasiliy Grin I have a friend that buys and manages apartment buildings in the Twin Cities area named Trevor Throntveit.

Then his eyes got wide as saucers and his grin ear to ear.

You cant have this volume of business through interstate commerce the amount of investors hammered like this and just walk off.. the only way he walks away is if the investor just grin and bear it and never say anything to any regulator IE AG  FBI  Department of Real Estate etc etc.. you start getting 20 to 30 complaints on the exact same issues and regulators are going to step in and then its just a slam dunk.. this will be just like the cases I posted about with Marquis and Buy PD .. like I said this is not new or novel what Morris has done.. this is just on a grand scale.
