They will continue trying to reach the guest for payment, but the host now has the right to cancel the stay without penalty and may remove the guest from the home.

Or should I try to communicate with him directly to pay?

My area seems to be saturated with Airbnb/STR properties trying to sell.

I have been working with many people who are just trying to get started with real estate investing.

Try to find people who are where you want to be and then just copy them, what do/did they do to get there and do the same thing. 

I have come to realize managing a bedroom is almost the same amount of work on the management side as a 10 bedroom house, so to me that is where the money is and I try not to pick low hanging fruit.

I'm thinking a 506(c) offering through an SPV I'm just trying to see best way to set that up or contacts to get it priced out.
