Just like bonds & stocks, different properties will have higher & lower risks.

Coming from an area where rents are much lower (a 2-bed, 1-bath, 1,500 sqft rental averages $1,270/month), I was shocked by the high rental prices in Danbury.

What about LaZBoy is that a decent middle of the road option? 

Prices are far lower there “relatively” speaking due to low demand.  

Investors are already on board with the options weve got, just shopping for the best option.

As you are living in the US and might this virtual LLC office work, it could be an interesting option. 

The downside is that you have to share your home with a neighbor and since most of our duplexes are upper/lower configurations you will usually hear them a little - at least know when they are home.

if there is appreciation, but you wouldn’t sell your current home tax free and buy a neighboring home to rent out, (There by raising your cost basis for additional depreciation and lower capital gains tax.) then it probably doesn’t make a good rental property. . 

Option A would allow me to keep it as a long term rental .

We discovered problems that required a lot of work and significantly reduced the property’s value, forcing me to lower the price.
