They outsource the pouring of the foundation, but have their own framers, drywallers, painters, plumbers, electricians, etc.  

We need:An architect- new floor plan with added square footage and permits Roofers- new roost, gutters, soffit Framers- new layout Plumbing - move water lines for new kitchen, laundry and bathroom layouts, install new appliances Electrician- update electrical lines for new layout Insulation/drywall Decking- assess current deck/ install new deckFence- install new fence Let me know what awesome people you guys are working with so I can give them some business.

The framers drink beer, the finish guys smoke weed, the dry-wallers are all on meth, the painters will take whatever you got, and the architect was on too much acid.

Can you leverage a relationship - friend, relative, realtor, closing attorney, framer, electrician, etc. to find a good GC that will walk the property with you?   

Construction, steel frame, wood frame, r-values,  etc. will vary depending on what the builder/occupant will specify and if they plan to use it alot on the road (as far as aerodynamics, weight, stability, etc.), I'm sure they would take that into consideration when it is built. 

Do you have any recommendation for contractors, HVAC system, plumbing, framers, roofer, etc.?
