For BRRRR investors: Are you rethinking cash-out refi strategies or exploring alternative rent models to make deals work?

We are going to run it as another bed a breakfast - the same model as the other beach property.  

I just used cash to build my first 3 specs no loans at all.. once done and sold then I went to lima got one loan from them.. then went to local bank ( much much cheaper) and got a 3 mil  guidance line and went on to build 30 or so in charleston.. you have to prove the model.. its not like buying a rental where lenders look strongly at your fico  fico is required but not the main consideration like and investor loan and all you need is 20% down or 30% down and a few bucks in reserve that wont fly with spec loans..

We also have different single family and duplex models available.

I do not make investments that forecast an over 12 year recovery.  

In return he will place the down payment, closing costs and IO payments during the HML.If the property is initially purchased by one LLC (Ours) and there is an active loan on the property, is it possible to register half of the property under the name of the investor's LLC as part of our model?

I’m not suggesting a person change their business model entirely, but usually a person either deletes something or adds something in order for a different outcome or at least a more modified outcome.What’s your thoughts?

The problem is you don’t know who is or isn’t until after their future forecast is either confirmed or denied.
