Is there a way to fold this $50,000 in equity to lower my down payment from $115,000 to $65,000?

With private flood insurance there is always the possibility that it can fold by having more claims then money to pay them out and the holders of the policy would not have any recourse since its not back by the government.

We’ve owned it two years and now they are voting to increase the HOA dues 3 fold to cover some pressing repairs.

I am thinking it will cost be about 130-150K to install mini splits in the building including the electrical upgrades but saves me 50k per year and increases value of the building 4 fold the cost.

I lived in the property for two years and then rented it out.....little did I know it would increase in value almost 3-fold while providing me with very nice cash flow.Of course, at this stage in the current real estate cycle, I'm not sure if this is still a good strategy.

My concern is two fold:1.

bottom line is they talk a great game give you terms that you think you found a fold mine..etc.. nothing more than a sophisticated Nigerian  prince scam.

One of the challenges in nailing down a price per foot right now is two fold - everyone has a different idea of the "cost" to build - some will just include the hard number, others provide the all inclusive (demo to doorbell) soft and hard costs - everything excluding land, closing and financing costs.
