This is more common that you might think.They do not take into consideration the costs borne by the investor associated with the transaction such as: closing costs, carrying costs, finance costs, exit costs, etc.They are trying to hit a homerun on every deal and not leaving enough "meat on the bone" for the next person.

DST's have their place and purpose but are not the end all to be all investment.You need to still make sure the deal is sound and if you need to exit the DST is it allowed later and at what discount would you need to sell off your shares.

This certainly makes the 1031 option (when available) all the more important, since it is now shielding you are 30-ish percent, instead of 15-20%...Not to say it isn't worth it, if you actually qualify, but something to understand, particularly in syndications where you have no say in hold, refi or exit.
