Many lenders will limit to 65LTV for Foreign Investors, but there are some exceptions who will go to 70LTV or even 75LTV.

Exception being, I'm adding pools to mine. 

Should that property be sold again in the future, the property owner would convey all rights to the buyer EXCEPT the oil rights that were no longer the landowner's to sell.

Often times, if title notices there is no obvious access, they will note that as an exception on Schedule B.
