(not an investment property)  is there any real benefits for purchasing the Enhanced Owner's Policy title insurance versus the Standard ALTA Owner's Policy?

You share your mortgage payoff with your realtor who will go to a title company and ask for a ALTA statement.

Hi @Francisco Hernandez and @Scott B.Dorado and Vega Alta are great areas for buying beach properties and generating rental income.

In hindsight I could have done more if I had thought it would be out of compliance.Having said that, I relied on disclosures I signed - specifically the "Complaince and Proration Agreement Between Buyer and Seller" stating that "Seller agrees all HOA fees and/or special assessments are paid"Also the ALTA endorsement and Buyers Title Affidavit protecting me from "a failure to disclose present violations of covenants, conditions, restrictions".

Property tax : $ 3014Dwelling Insurance : $ 2600County Irrigation fee: $ 322 Alta VistaPUD: $ 1700City : $ 4369 W,S,GTotal annual expense (Does not include repair ) : $ 12,005To this I'll also have to add mortgage payment.

All my closing docs now use a Closing Disclosure and ALTA statement.
