most people don't understand the serious nature of lyme. it's frustrating to be treated like you have the flu when you are dealing with something so life encompassing. i've changed my diet and take supplements for maintenance, but i've recently discovered hyperbaric chamber treatment as an aggressive treatment paired with a laser treatment to drain my lymphatic system(to help with the herxes). it made the most note able difference of any other treatment i've tried. unfortunately, it's pretty expensive and not covered by insurance. i'd love to connect with you and have you in my network. even though we are both newbies, we may be able to help each other with creativity. :)

I know that you and James are very much against "wholesaling" per se but "wholesaling" as defined in the REI community, including BP, encompasses assigning of contracts as well as marketing properties you have under contract with neither the means and/or the intent on closing.

This doesn't encompass rehabs or big repairs, but for general (easy) number running-https://www.biggerpockets.com/renewsblog/2013/01/1...For rehabs and estimates and stuff, you'd just throw those into the equations.Definitely only use the 50% rule for quick property browsing and nothing more.

I have commented on this before on BP.What you will get as an IRR will not be accurate from a either a financial or economic perspective without a solid captialization rate.What many investors call the IRR is actually the ROI or cash on cash assumptions as the 20% mentioned above.Financial ratios must be applied to appropriate circumstances, as the IRR/ERR, ROI, COC, Yield on investment, etc. are not all encompassing.
