Yeah, as an engineer by trade, I have a tendency to make things more complex than they need to be because in my world, if you don't have a good foundation to build on, you end up doing a lot of rework, which I'd like to avoid in the REI world.I understand that I WILL make mistakes (and hopefully learn from them), I'd like to learn where other people had to do re-work and try to avoid that at all costs.I'll see if I can simplify my plan somewhat. :)

@Kent HarrisYou've got a lot going on keeping you from getting the best rates and terms.You've got identity theft going on, so I'm not sure where your credit score isYou do RE full time, but...You don't have a RE license so you're wholesalingYou don't have a day job so there's no income trail and because of that,Your taxes are probably a mess so you need to go with a no income productand you have 5 housesUnfortunately, you're going to be regulated to either a hard money lender or someone in between, but certainly not an FHA loan or conventional financing.Stephanie

@Dave Raney While there is no one right way to do RE marketing, direct mail and driving for dollars are certainly extremely effective for many investors.
