So you're going to be paying DOR tax to the state for services you basically did for yourself for no reason.

Not sure where the multi family you’re looking at is exactly but most multi family in Gainesville are in D or worse areas and have a high turnover.

C neighborhoods are usually transitional - they're either declining to D or being rejuvenated to B.

I have a rental in a “D” or very low income neighborhood.

Personally I wasn't interested in class C/D or or Section 8 properties.
