Also finding many surveying discrepancies and encroachments when we do new survey's we are buying little infil lots for new construction and they are 25 to 30 ft wide by 80 to 130 long so encroachments are big deals.

I am happy to get a larger house but my concern is that once it goes on the market after rehab, the appraiser will catch the discrepancy causing a domino effect of issues.

This is a HUGE discrepancy and certainly makes the difference between positive and negative cashflow.If the utilities are $556/month, I'd assume the units are not separately metered OR the owner pays electric on a lot of them.

You also have the option if you find better comps or any discrepancies in the appraisal to submit a rebuttal to the lender & have the appraiser review, it doesnt always work but I have had situations where the appraiser missed something that I pointed out or better comps & he revised the report & changed the value on the report.

I've looked at several of the (many) city of Milwaukee owned properties as well and have noticed some definite discrepancies in the estimated repair costs as well, usually where the city's estimates are also lower than what I'd estimate myself too.
