At the beginning, it may be difficult to get a more expensive property that will appreciate well and so your choice is go with the cheaper property and get cash flow until you can sell and upgrade, or wait for a really good deal which you may be waiting for quite a while and its possible that you will have spent so much time waiting that you could have purchased multiple cash flowing properties by the time you get a good appreciation deal that you can qualify for / refinance after the rehab. i know anyone can go out and get seller financing deals, HML, flip to build capital or whatever the case may be I am just saying sometimes those will be harder and could result in less deals overall.

I see benefit to having accountability partners, and coaches, but have had a difficult time finding a successful group.

I would submit that you will have an excellent career as a real estate investor. 

You could build a crazy amount of wealth and a great career doing that.

New realtors, new realty companies, new PMs aren't going to have those established relationships and *no* PMs give up the names of their people to anyone else because getting good people is difficult. 

@Michael Beirne Lower priced markets such as Baltimore are very difficult to operate in utilizing entirely 3rd party support.

It's difficult to see how a tenant will be after screened and signing a lease.

I have personally been the guy who hasn't pulled permits and got caught...by far one of the worst experiences of my investing career.

To me that seems to be career suicide.
