@Charles Cockerell by "crowdfunded" do you mean by investing in crowdfunding sites, or are you referring to private money (friends, family, your dentist?)  

To me, the most exciting (for the city and for the owners) option would be some retail space, maybe 17,500-20,000 sq ft of rentable space for tenants such as a restaurant or sandwich shop, a dentist/salon, a boutique gym, niche retail, etc. 

Maybe a co-working space or professional like a builder/remodeler, real estate brokerage, mortgage broker, therapist, chiropractor, massage therapy, dentist, doctor etc.

At this point I'm the only one providing for my family and I'm trying to be conservative with my investments, but next year my wife will finish school and start working as a dentist and by having that second income I'll be able to invest more and scale much quicker.

I just had my dentist call me to reschedule an appointment I had coming up. 

Typical renters there are younger doctors/dentists/lawyers/CPAs, temporary workers for oil & gas industries, and non-tenured college professors. 

People will always need "amazon-proof" shops such as hair salons, coffee shops, bakeries, dentists, neighborhood hardware stores, restaurants etc. 

When the markets are hot, many GC's, attorney's, dentist etc all became "developers" of speculative single family homes. 

I am actually an attorney and a couple of banks have "professional" mortgage programs that they offer attorneys, CPAs, doctors, dentists, engineers, etc.
