There are a thousand books on how to do real estate investing, and creating vision for what success can afford you, but I think there would be an audience who wants to cultivate a vision of how you could give back and be generous once you have found success.

These relationships can become fruitful if you cultivate and nourish them the right way.There are a ton of books out there:   Apartment Syndication Made Easy - Vinney Chopra, The Best Ever Apartment Syndication Book - Joe Fairless & @Theo Hicks.  

Keyword tools can be used to cultivate ideas, but unfortunately they dont have emotion.

You need to find a great mentor/teacher (and not someone charging outrageous fees- high price does not mean better outcome)You need to find a marketing model you are comfortable with and stick to it And then you need to cultivate a list of rehabbers which may include Realtors with clients who flip. 

My partner and I spent (still do) a lot of time cultivating relationships with agents and we only have 5 solid agents that "get it" and understands the benefit of working with investors.

This usually happens when there is an existing relationship that has been cultivated between the investor and the agent.

However, you could always cultivate private funding sources which don't require a credit check.

Our 50-50% investor likes doing things with a handshake, but that's been cultivated over many deals and time.

There is money out there for solid investments with secure real estate behind them, it just takes organization and time to cultivate it.

Maybe I'll do business in other states in the future, but only after cultivating long-term relationships with people who have a reputation for integrity.
