Apparently the water wasn't shut off at utility, and the HOA seemed confident we can turn the water on for an inspection, so it is only a matter of de-winterizing which my agent has now arranged on my behalf.

That does not build confidence in investing in an area no matter how many friendly seals bark at you.Do L.A. and California lose carbon credits for all the noxious smoke?

I think it takes time for certain people to become comfortable and confident in what they're doing before real performance will show.  

I am very confident that my STR PM would be able to evict an STR tenant that over stayed their reservation in less than a day and likely in less than a couple/few hours.  

To me, it seems like a strong protection clause like this would be used when someone is not confident at all about performance...or worse...plans to fail...???

Good luck brother no, its because im in a beach market that has prime season and offseason. i have higher occupancy than anyone in 1 complex and at 95% in the other. glad you believe in yourself, you definitely have confidence in your views

Scaling back to simpler, cash-flowing properties or smaller multifamily deals could help rebuild confidence and momentum.

In a matter of fact I can say pretty confidently that most SFR eventually would cash flow.
