I could (but not in a forum post) coach you how to categorize things for our firm, but guess what - your CPA may still want to change it to their preferences.

You might want to look into a coaching program you can do with/alongside your parents (not sure how much real estate investing experience they have). 

To do this you could take courses, attend training sessions, seek out a coach or mentor, and read articles and books.

You did a fantastic job explaining the expenses, hidden costs, and the guru 'cash flow' speak that gets so many new investors in trouble.Real Estate has always been a long-term play, but the information and coaching industry has grown to a point where there is too much fluff in the messages. 

His point is well made, the DIY bias is strong on this forum, and my wife and I realized that we can only take ourselves so far before we need a coach to help us level up.

Also, if you are a potential buyer, it would be very interesting to hear from you.We are working with a coach and have great tools for moving forward and really excited to get cranking.
