Sounds like more uninformed bloggers giving advice about topics they have little knowledge of...I always love how investors always want someone to be responsible for the downside of their investments but when asked about how they would share the upside you get crickets...About the closest you will find on covering eviction costs comes in the form of eviction protection programs where for a fee the PM will cover all/partial costs.

A lot of people (and bloggers) out there are hellbent on fixating on Day 1 cash flow (come hell or high water), but I've come to the realization that if you really want to sustain early Financial Independence for perpetuity, you will probably make it to the Promise Land a whole lot quicker (and easier) by concentrating the majority of your investment portfolio on the Creme de la Creme assets.Honestly, if I could do it all over again, I never would have bothered wasting my time investing in overpriced turnkey properties and dividend growth stocks, and would have tried to focus a lot more of my investment capital on my own local real estate market (Bay Area)..."
