I do believe if the potential investors asks for an opinion, if you provide your opinion it should be an honest opinion and not necessarily what will achieve the commission.

I am not privy to the details of that from their perspective, but I would hesitate to assume the policies are the same; I don't believe they are.

I believe you are not aware that the definition of "equity skimming" has been expanded since the great Federal Reserve debacle of 2008.  

. $275K acquisition  and you believe a 40 year amortized loan is necessary to make the numbers work, this transaction may have bigger problems.
