Is it a common issue for beginners to get a PM on board with only 1 property to manage to start?

Depending on the resort the 7/9 bedroom was in, yes, it will generally perform better than a 4 bedroom in any reputable resort, including solara. 

The bottom line is that past performance is no indication of future returns.

You could just invest in a fund that should out performed what you are doing.
