We've been looking into acquiring suitable properties with our agent but the issue we're running into is the licensure specs (Maryland) contemplate owning/leasing the property before applying for a license (background - grandfather started the process 8yrs ago but deal fell through - given his professional status he was able to waive many of the licensing hurdles so not concerned about hiccups in the process). 

The reason I ask is that the mining of battery minerals is big there.    

There is also VinFast, WolfSpeed, the Toyota Battery Plant, ... large pharmaceutical companies, manufacturers, energy producers, and a diverse cross section of other industries who are moving to or expanding within an hour of Raleigh.

We've flipping and ground-up spec building for 15 years and lending for 33.

From the specs you gave it sounds like a mansion.

The spec homes seem to sell quicker too.

Good battery life, strong motor, works excellent.

A lot of the larger builders are negotiating and offering interest rate buy downs on spec homes they are sitting on.

We do a ton of ground-up spec construction.
