Hello Guys I need suggestion on a situation:I'm in a contract to buy a house from a wholesaler, I put earnest money the title company did a great job and just found out that the owner just filed a bankruptcy.

However I have a pre-screening rule of having major concerns such as bankruptcies, bad credit, crimes against people etc.. 

I lent money to a flipper in San Diego who claimed bankruptcy and fled to Canada.

As long as your credit score is decent and there's no bankruptcies or defaults or felonies in your b.g. then Hard Money is perfect for you to help you scale, especially if you want to buy low, rehab it, and then refi out at a much higher value.That would require a bridge loan with rehab and then refi into a DSCR 30 year loan. 

I put this post under notes because most note investors are familiar with pacer and the bankruptcy process.

Or maybe a homeowner filed a bankruptcy walked away.
