Our area has a good selection of hard money lenders, and every now and then, you might find an owner willing to carry the loan, often at attractive rates.

As someone who is new to real estate, I'm thinking of being a bird dog for investors (although I haven't found any to work with me yet ) until I learn more of real estate. 

New construction can be a very attractive option in certain markets.

Frank, For a rookie investor with low capital looking to build a rental portfolio, the best strategy is house hacking: buy a small multi-family home with a low down payment (FHA or conventional loan), live in one unit, and rent the others to cover your mortgage.

At the same time, many hosts and investors jumped into STRs during this same time period which created an excess of supply in many travel destinations that wound up saturating those markets.

Engage an investor-focused realtor/broker in your preferred market (this is not a residential realtor) and start 'tire kicking' the market and properties that fit your criteria.

For smaller investment amounts, we often see investors providing private loans or notes to other investors for their projects, which can offer attractive returns with the right due diligence.
