I turned the complex into independent living for 6 residents and we also started a in Home Care Agency, soon after that March of 2019 we got the approval to add another 4000sqft and 15 more beds a brand new wing onto the building in the plans the architect designed her very own beautiful room setup up just for her!!!

If the property is not depreciable (IE the allocation of the purchase price to land), then it can escape ordinary treatment, but it also isn't depreciable.https://www.thetaxadviser.com/issues/2011/apr/casestudy-apr2...If you find  a cost seg provider that legitimately carves out 60% of the purchase price of a building to short life property, let me know who it is  My experience is more like 20-30% on average of the building basis from an architect based study unless it is something like a Hotel/Motel or Mobile Home / RV Park.

However, my point is that the Micron effect has already begun, contractors, architects, environmental etc have started descending on the area, and need land/warehousing/temp housing, especially since Micron has shrunk it's timeline for the first 2 fabs to four years, to open in 2029, due to Intel and Taiwan getting more aggressive.
