I'll admit that I didn't read every post relating to this strategy, but I hope no one promoting the strategy  has implied that "at no point should you draw from your available balance if an investment opportunity presents itself". 

I have to admit I have reached to REA  only to talk about current home ownership and options moving forward. perhaps a/an  F A Q page could get answers with future questions ?

I will admit when I had my first investment property at 24 that I did not realize all the legal aspects of RE and all the laws concerning what you can and what you cannot do.  

I just recently rented out 2 rooms, and I had what seemed like 5-10 people a day reach out, though I will admit some were scams or what seemed to be fake accounts.

Matt,I would never just write off a carrier because they're "non-admitted". 

Your only option now is to come up with the money to buy the place or come clean and admit everything to the owner.
