she said your leads they are responding to the messages, i said what that quick already, WHILE SHE WAS ON THE PHONE WITH ME SECONDS, crazy so i really like that aspect, it felt better than using the hand full of mailers i sent you just don't know if they ever got the letter or not and me being new i needed to see some action progress, moving forward i work in collections so I wasn't afraid to talk to people, basically I think that's the only way you can fail if you don't respond, i know people are afraid to talk on the phone , anyways that's my experience hope this helps.

If not, you two are going to buy something out of state with no experience and take a dirty bath.Thank you for your response.I know I have to do my due diligence but I just want to get ahead and get in the game as soon as possible.I did think about house hacking a multifamily but as you mentioned about California, I've seen many people suggest not investing in Cali and I'm afraid that the leverage of the 3.5% down payment would be too big for me to handle the big monthly payment.I've seen a lot of people invest out of state by forming teams, but is that not a viable way to go about investing in properties?
