Hey BP community,I'm a first time homebuyer that wants to make my first home a rental down the road and I'm evaluating a property in Hurst that I have an opportunity to jump on pre-market.Here are the details on the house:1316 Redbud dr. 3bd/2bath1910sqft, 10+ year old AC/Heat system 4 yr old roofold water heaterThe house needs new floors in all bedrooms and the kitchen needs updating.Enclosed rear porch.The comps in the immediate area, based on my rookie evaluation came out around 220k and they want 230k for the house as-is with a lease back option for a couple months to accommodate my upcoming wedding.

He schedules for that wed/thurs and cancels out of the blue.  

You will learn more from them than you could imagine.At a wedding for one of these guys' kids, he told me I was as much as a son to him as any of his blood children.

As for Baltimore,  it does get a bad rap, it's not much like the way it's portrayed,  but our location is a gateway to the Chesapeake Bay, and I'm really thinking of targeting my local and regional market as a venue for weddings,  corporate retreats,  and family functions.As for becoming profitable,  that's the question,  but even if it's a buy and hold, I'd rather just make one lump sum payment after tax season than rustle up a few thousand dollars every month.

He wants to also purchase his own home next year before his wedding, but again has no money for this, actually has a good amount of credit card debt.

-I want to look back and say 2018 is when I changed my life.I'm just sharing so I don't lose the motivation over the next year or two.So far I've just been saving for the wedding not investing yet.

I’m sure you could rent it out on the weekends for weddings, bachelor/bachelorette parties, company group outings, etc...
